General terms and conditions

  1. Rental Property The landlord rents the house to the tenant under the agreed conditions as per the booking confirmation.

  2. Condition The landlord offers houses to the tenant in very good and well-maintained condition; the tenant acknowledges the safety, hygiene, and habitability of the property.

  3. Usage Regulations 3.1 The property is for short-term rental only. The tenant is not allowed to register it as their primary residence. Any change in use is prohibited. 3.2 Condition: The rented property is cleaned before use and handed over to the tenant in a clean condition. On the departure day, the property must be left in a tidy, broom- clean condition. Please return everything to its original place, ensure that dishes are cleaned, and all household appliances are in a clean condition. Damages must be reported to the landlord in writing, preferably via WhatsApp. Waste must be deposited outside the house. Any tasks performed by us will be charged based on the effort involved. Replacement items will be charged at their respective replacement cost. 3.3 The landlord is not liable for the loss or damage of vehicles parked or maneuvered on the property and their contents.

  4. Transfer and Subletting The tenant is not allowed to transfer their rights or sublet the house to third parties.

  5. Payment Terms 5.1 The rental price is as per the booking confirmation by the landlord and is binding. A security deposit of 100 Euros is due before check-in. The landlord will acknowledge receipt of this deposit. 5.2 The security deposit can be used by the landlord to cover any damages or necessary work as per the GTC. Should damages or work exceed the deposited amount, the landlord is entitled to claim these costs. 5.3 The landlord has the right to cancel the rental agreement at any time due to significant circumstances (e.g., unforeseeable damages that make the rental unfeasible). In this case, the tenant will be informed as soon as possible, and the already paid rental price will be refunded to the tenant without deduction within two weeks. In such a case, the tenant agrees to no compensation payment, regardless of the number of booked days. 5.4 In the case of cash payments, i.e., without account proof, the tenant must present their identity card during the property handover. The tenant agrees to a copy of the identity document. Without this, renting cannot occur due to insurance reasons. Therefore, please always carry your German federal identity card with you! A driver’s license or another (including foreign) identification document is not sufficient as they do not contain address information. 5.5 The landlord’s obligation to grant access to the tenant becomes effective only when the tenant has demonstrably paid the full rent and the full deposit.

  6. Additional Costs 6.1 All additional costs are included in the rental price. The tenant is obliged to use energy and water considerately. 6.2 The billing of consumables (additional towels, bed linen, bath additives, etc.) is based on consumption (stock upon arrival and departure) and will be deducted from the deposit. Opened items must be fully paid for. The remnants then become the property of the tenant and can be taken upon departure. 6.3 The tenant expressly agrees that the paid deposit amount, after offsetting according to its legal nature, will be converted to a monetary amount to cover outstanding/incurred costs. 6.4 The use of bed linen, towels/sauna towels, and dish towels is included in the rental price. Dishcloths, two rolls of toilet paper, salt, pepper, sugar, and one dishwasher tab per day of stay are part of the initial equipment and are free of charge. They will not be replaced during the stay as per the self- catering principle in holiday homes. In case of a shortage, the tenant will be helped, if possible, and by the landlord. The provided everyday items will be deducted from the

deposit. 6.5 If the apartment is left or handed over in an excessively dirty condition, additional cleaning costs of 30 Euros/hour plus VAT will be charged and deducted from the deposit. The tenant accepts and declares, by accepting the GTC, that they will use and handle the apartment and all items therein in a normal and proper manner. 6.6 Vandalism, severe dirt, and property damage immediately result in a compensation obligation, including compensation for lost rental income (termination or rejection of rental requests) due to the inability to rent immediately. The landlord is obliged to minimize the amount of this compensation by initiating measures to rectify the damage as soon as possible. The tenant agrees to actively assist in such a case. Failure to act according to the principle of damage limitation can financially impact the subsequent damage settlement. 6.7 If the apartment is returned in an unacceptable condition, additional cleaning costs will apply. This applies if dishes, cutlery, pots, glasses, cups, or kitchen appliances are left dirty. The cleaning costs will be charged at 30 Euros/hour plus VAT and deducted from the deposit. 6.8 The tenant is obliged to handle the rented premises and the provided equipment (e.g., spa hot tub, infrared cabins, sauna) with reasonable care. This includes reading and following the instructions in the house manual for using technical devices. Caring for the house’s items also includes closing windows and doors during wind, rain, and absence, and locking the apartment twice when leaving the house. 6.9 When leaving the house, please remember to turn down the heating to help conserve the world’s resources.

  1. Use of Sauna / Whirlpool / Pellet Stove 7.1 To ensure the sauna area remains usable for everyone: SAUNA: In the sauna, please ALWAYS place the provided sauna towel on the wooden benches. SPA: Do not add any objects or products (soap, shampoo, bath additives, etc.) to the hot tub! A complete disinfection, cleaning, and refilling would be necessary and will be charged with a 100 Euro handling fee. The cover must be replaced immediately after use. 7.2 Pellet stove The pellet stove (Landmühle/Stadthäuschen) is operated exclusively with pellets provided for free. No other substances may be used under any circumstances. The landlord cannot verify the suitability of any brought fuel. The landlord purchases the fuel exclusively from specialized retailers with guaranteed content.

  2. Waste 8.1 The tenant is obliged to correctly separate their waste into the provided bins. 8.2 Waste disposal is the landlord’s responsibility.

  3. Rental Deposit 9.1 To ensure a smooth rental agreement, the tenant pays a rental deposit of 100 Euros to the landlord before using the property. 9.2 The landlord’s obligation to grant access to the tenant becomes effective only when the tenant has demonstrably paid the rent and deposit. The rental deposit is independent of the rent to be paid. 9.3 After the rental period, the deposit will be used to settle any consumables not included in the rental price. This includes damages and missing inventory. 9.4 If there are no damages or missing inventory, the deposit will be refunded to the tenant’s account or in cash upon checkout within 14 days after the end of the stay. Any costs incurred for international transfers (transfers within Germany are free) will be deducted from the deposit. The landlord preferably requests the account details via WhatsApp for prompt processing.

  4. Tenant Liability 10.1 The signing tenant is responsible for damages to the house caused by them and their accompanying partner. The tenant is responsible for the house during the rental period and must keep the house and its furnishings clean and in good condition. It is recommended to take out additional travel insurance before the trip. 10.2 The tenant is not allowed to accommodate more than two people; visits from additional people are only possible with the landlord’s consent. 10.3 Pets must be registered in advance. 10.4 The tenant is responsible for any self-caused damages

found by the landlord at the end or after the rental period. 10.5 Any damage must be

reported to the landlord during the property handover at the end of the stay.

  1. Landlord’s Right of Access The landlord has the right to enter the house after prior

    arrangement with the tenant to ensure all obligations are being met. This right must be

    exercised reasonably and considerately.

  2. Responsibility in Case of Accidents or Break-ins 12.1 The use of the sauna, whirlpool,

    fireplace, and other technical devices in the house is at the tenant’s own risk. Warning signs and instructions must be followed. The landlord must inform their companions about the contents of these GTC as intensive instruction of all adults is not possible. 12.2 No liability is assumed for vehicles (and their contents) parked on the property. Parking and the use of the parking area are at the tenant’s own risk. The parking area is not monitored. 12.3 In case of break-ins to the house or apartments without visible signs of forced entry (e.g., facilitated by unlocked windows and doors), the tenant is liable for all damages and lost rental income.

  3. Cancellation and No-show You can cancel the contract at any time. Cancellation must be in writing. In the event of a cancellation, you are obliged to compensate us for the incurred damages. The compensation amount is regulated by the BGB § 651 i Abs. 2 with the following flat rates: Already paid amounts will be offset. If you cancel less than 30 days before the rental start, 90% of the rental price must be paid. The receipt date of your cancellation notice counts. You can provide a replacement person who enters the contract under the same conditions. A written notification is sufficient. The landlord has the right to withdraw from the rental contract up to 30 days before the rental start without giving reasons.

  4. Validity and Acceptance of the GTC / Jurisdiction The GTC remain valid until the amendment date. The GTC valid at the time of the rental agreement are binding for the tenant. The tenant officially accepts this by paying the rental price.
