General terms and conditions

1. Rental Property

The landlord rents the house to the tenant under the agreed conditions as per the booking confirmation.

2. Condition

The landlord offers houses to the tenant in a very good and well-maintained condition; safety, hygiene, and habitability are acknowledged by the tenant.

3. Terms of Use

3.1 The property is for short-term rental only. The tenant has no right to register it as their primary residence. Any change in usage is not permitted.

3.2 Condition: The rented property is cleaned before use and handed over to the tenant in a clean condition. On the departure day, the rental property must be left tidy and broom-clean. Please return everything to its original place as found at the beginning of the rental period and ensure that dishes are washed, and all household appliances are in a clean condition. Damages must be reported in writing to the landlord, preferably via WhatsApp. Waste must be deposited outside the house. Any services provided by the landlord will be charged according to the work effort. Replacement items will be charged at the respective replacement cost.

3.3 The landlord is not liable for loss or damage to vehicles parked or maneuvered on the property, including their contents.

4. Transfer and Subletting

The tenant is not allowed to transfer their rights or sublet the house to third parties.

5. Payment Terms

5.1 The rental price is binding according to the booking confirmation by the landlord. A deposit of 100 euros is due before check-in, and its receipt will be confirmed by the landlord.

5.2 The landlord may deduct from the deposit any damages or necessary work costs incurred per the terms and conditions. If the damages or work costs exceed the deposit amount, the landlord is entitled to claim additional costs.

5.3 The landlord has the right to cancel the rental contract at any time in the event of significant circumstances (e.g., unforeseen damages that make rental impossible). In this case, the tenant will be informed as soon as possible about the cancellation of the rental contract. Any rental payments already made will be refunded in full within two weeks to the tenant’s account.

In such a case, the tenant agrees that no compensation will be paid, regardless of the number of days booked.

5.4 In the case of cash payments, i.e., without a bank account record, the landlord must verify the tenant’s ID upon handover of the property. The tenant agrees to a copy of their identification document. Without this verification, the rental cannot proceed for insurance reasons.

5.5 The landlord’s obligation to grant the tenant access to the property only becomes effective when the tenant has fully paid the rent and deposit.

6. Additional Costs

6.1 All additional costs are included in the rental price. The tenant is obliged to use energy and water considerately.

6.2 The cost of consumables (additional towels, bed linen, bath additives, etc.) is calculated based on consumption and deducted from the deposit. Opened packages must be fully paid for, and remaining items become the property of the tenant.

6.3 By accepting these terms and conditions, the tenant explicitly agrees that the deposit amount paid, after deduction, is converted from its original purpose into a balance for settling outstanding costs.

6.4 The use of bed linen, towels/sauna towels, and dish towels is included in the rental price. Dishcloths, two rolls of toilet paper, salt, pepper, sugar, and one dishwasher tab per stay day are provided as an initial supply free of charge but are not replenished. If needed, additional supplies can be provided and charged against the deposit.

6.5 If the property is left excessively dirty, additional cleaning costs will be charged at 30 euros/hour plus VAT and deducted from the deposit.

6.6 Vandalism, severe soiling, and property damage lead to immediate liability for compensation, including lost rental income due to necessary repairs. The landlord commits to minimizing rental loss by initiating repairs as soon as possible. The tenant agrees to cooperate actively in such cases.

6.7 If the apartment is returned in an unacceptable condition, additional cleaning costs will apply. This applies if kitchenware and appliances are left dirty. The cleaning cost will be charged at 30 euros/hour plus VAT and deducted from the deposit.

6.8 The tenant is required to treat the rented rooms and provided utilities (e.g., spa hot tub, infrared cabins, sauna) with care, following the usage instructions provided in the house brochure.

6.9 Please lower the heating when leaving the house to conserve resources.

7. Use of Sauna / Whirlpool / Pellet Stove

7.1 Sauna: A provided sauna towel must be placed on the wooden benches.

7.2 Whirlpool: No objects or products (soap, shampoo, bath additives, etc.) may be added to the hot tub. A full disinfection and refill will be required and charged at 200 euros.

7.3 Pellet Stove: The pellet stove must only be used with the provided pellets. No other materials may be burned.

8. Waste Disposal

8.1 The tenant must separate waste into the provided bins.

8.2 Waste disposal is handled by the landlord.

9. Rental Deposit

9.1 To ensure smooth rental processing, the tenant must pay a deposit of 100 euros before using the rental property.

9.2 The landlord’s obligation to grant access is only effective when rent and deposit have been fully paid.

9.3 The deposit is used to settle any unpaid costs, damages, or missing inventory.

9.4 If no damages or missing items are found, the deposit will be refunded within 14 days after the stay. Any costs for international transfers will be deducted from the deposit.

10. Tenant’s Liability

10.1 The tenant is responsible for any damages caused by themselves or their accompanying partner.

10.2 The tenant may not accommodate more than two persons without prior agreement.

10.3 Pets must be registered in advance.

10.4 The tenant is responsible for any damages detected at the end of the rental period.

11. Landlord’s Right of Access

The landlord has the right to access the house after prior arrangement with the tenant to ensure compliance with rental conditions.

12. Liability for Accidents or Burglary

12.1 The use of the sauna, whirlpool, stove, and other devices is at the tenant’s own risk.

12.2 No liability is assumed for vehicles parked on the property.

12.3 The tenant is liable for burglary damages if doors or windows were left unlocked.

13. Cancellation and No-Show

Cancellations must be made in writing. If cancellation occurs less than 30 days before the rental period, 90% of the rental price is due. A replacement tenant may be provided by the original tenant.

15. Validity and Acceptance of the Terms / Jurisdiction

These terms are valid until amended. The tenant accepts them by making a payment. If parts of these terms are legally invalid, the rest remains unaffected. Jurisdiction is D-54470 Bernkastel-Kues.

16. Technical Failures

If technical failures occur, the tenant agrees that no rental reduction or compensation claims can be made. The landlord will attempt to resolve issues promptly.
